The Oleta River drains into the north end of Biscayne Bay at Oleta River State Park, 1,033 acres of mangrove and bay beach just beside the city and the FIU Biscayne Bay Campus. The river and the Upper Oleta are idle-speed, no-wake zones, and the Biscayne Bay Aquatic Preserve begins at the river's headwaters. The Biscayne Canal, dug in 1924 to drain farmland around Arch Creek, also runs through the city to the bay, and its flood gate (S-28) is one of the county's most frequent manatee gathering spots.

Fresh water coming in from the river and the canal means North Miami hulls grow a mix of soft slime and hard barnacles, and the electrolysis around a dock varies from canal to canal. That is why we don't guess about zincs here: the diver records each anode's percentage every month and replaces it at 50%. North Biscayne Bay's seagrass beds hold the county's highest manatee densities, which is a good reason to keep a slow, quiet diver on the job rather than a haul-out.

Keystone Point is a set of gated peninsulas in ZIP 33181 with canals to the bay, and it is our busiest stop in the city. Sans Souci Estates is a gated bayfront community with deep-water canals. Both are private-dock neighborhoods, so tell us the access details once; after that the diver works from the dock and leaves the report and photos behind. Boats headed for the ocean go north past the Broad Causeway (idle speed at the bridge) to Bakers Haulover Inlet, and Haulover Park's marina by the inlet is on our route as well. Canal docks in Keystone Point and Sans Souci sit in still water where oysters build up on pilings and floating-dock wheels undisturbed. We clean them without pickaxes or chisels, and every cleaning includes a multi-point inspection. We have not found a North Miami seawall ordinance, so a seawall inspection here is about the wall's condition and the lender-required documentation that almost every canal-front sale needs: $250 for a home, $350 for a multi-family property.
