Most Florida homeowner policies list a dock, boat lift or seawall as an "other structure" with its own, smaller limit, separate from the house. Wind, fire and lightning damage to that structure may be covered; storm surge, flood and wind-driven water usually are not, and the National Flood Insurance Program excludes docks, piers and seawalls outright. A boat's own insurance covers the boat, not the structure it's tied to. In a condo or HOA, the dock or seawall is usually a common element the association insures and repairs, not the individual owner. Read the policy or ask the agent before you assume anything is covered, and keep a dated photo record so a claim has evidence to point to.

Does homeowner insurance cover a dock or boat lift in Florida?

Often only partly. A dock, lift or similar structure is usually written under the "other structures" part of a homeowner policy, which carries its own limit, typically a slice of the main dwelling coverage rather than its own full value. Within that limit, wind, fire and lightning damage may be paid out. What usually is not covered: storm surge, flood and wind-driven water, the three ways a named storm actually destroys a dock or lift. Does flood insurance cover a dock, lift or seawall?

No. The National Flood Insurance Program excludes docks, piers and seawalls from coverage outright, regardless of the flood policy's limit on the house itself. A private flood policy may word it differently, so ask the carrier directly if one is in place, but NFIP's own exclusion is the default most Florida waterfront owners are working under.

Does my boat insurance cover the dock it's tied to?

No. Boat insurance covers the vessel: the hull, engine and equipment named on that policy. It does not extend to the dock, lift or seawall the boat is tied to or stored on, even when a storm damages the boat and the structure in the same event. Those are two separate insurance questions with two separate policies, and a dock or seawall claim has to go through the property side, not the marine side.

Who insures a dock or seawall shared by a condo or HOA?

  • On a single-family lot, the homeowner's own policy (with the limits above).
  • In a condo or HOA, the dock and seawall are usually a common element: the association carries the insurance and budgets the repair, often through the reserve fund or a special assessment.
  • No public program repairs a private dock or seawall; the owner or association is on the hook for whatever insurance doesn't pay.

If you're buying into a waterfront condo or HOA, ask for the association's seawall inspection history and reserve study before you close, the same way you'd ask about a roof.

What should I have ready before I file a claim?

A dated photo record from before the loss. Insurers and adjusters ask what the structure looked like beforehand, and a dock, lift or seawall rarely has that unless the owner photographed it themselves.
